What is the JS-SEZ?

The JS-SEZ is a deal between Malaysia and Singapore.

They signed it in 2025.

Its job is simple.

It helps people, jobs, and money move between Johor and Singapore.

The zone has nine flagship areas.

Iskandar Puteri is one of them.

Why this matters for Medini

The zone is not a plan on paper.

It is already drawing real money.

Across the JS-SEZ, RM76.98 billion of investment was approved in 2025, and the government says more than half of it is already moving from approval to the ground.

Medini has its own piece of this.

Iskandar Investment Berhad is building the district into the region’s first net-zero carbon business hub, centred on digital work and global business services.

More work brings more people.

And they need somewhere to live, and somewhere to stay.

Now, one honest note.

You may have read about big tax breaks in the zone.

A company in an approved activity can pay just 5% tax for up to 15 years.

An approved knowledge worker can pay 15% income tax for 10 years.

But those breaks are for approved companies and workers, not for buying a home.

Here is the part that does reach you.

Those companies and workers have to live somewhere.

They are the people who rent a home, or book a short stay, in Medini. If you are placing the district before you place the project, what is actually in Medini sets out the township, its road distances and who runs it.

The part foreign buyers ask about first

In most of Johor, a foreign buyer must spend at least RM1,000,000 on a home.

Medini is where people expect that to bend.

Johor does price a state approval for serviced apartments sold under that figure, so the category is real, and the trade press reports it as a Medini route. What nobody has produced is a document naming Medini as a whole, or one particular unit, inside it.

IRDA, the body that runs the Iskandar zone, is usually named as the source of this. We have not seen an official text that covers every Medini property, so treat it as unit-specific rather than a blanket rule, and ask the developer to confirm your unit in writing.
