Comparing the cheapest unit of each layout on the same floor, the gap is usually RM80,000 and sometimes RM75,000. Treat it as the shape of the difference rather than a figure to hold anyone to, and ask in chat for the two prices you are actually choosing between.
Type C is the lowest price per square foot still available in Tower A.
One thing to ask before you weigh any of it: the second bay may be a tandem, which is one space holding two cars nose to tail rather than two independent bays. Ask us which arrangement applies to the unit you are looking at.
Three rooms, and what people do with them

Two bedrooms is a couple. Three is a household, and households use the third room differently.
Two children, one room each, is the case a two-bedroom stops serving around the year the older one turns eleven.
One child and a grandparent staying for long stretches is another. Gleneagles is minutes away and the walk to the mall is flat.
One child and a room that is a study on weekdays and a guest room when family comes down from Singapore is another again.
We do not have buyer data for this project, so none of those is presented as the usual choice.
Type C has two bathrooms, not three. For four people that works. For five it means a queue on school mornings. If a third bathroom matters more to you than the difference in price, that is Type C1 at 1,012 sq ft, at RM610,000.
If the school run is what decides this
Most people looking at a three-bedroom in Medini are solving for a school, not a floor plan.
Two things worth carrying over from our schools comparison. Not every campus near Medini takes a child all the way to eighteen, so check the exit qualification before you check the commute. And the directories get fees wrong often enough that any number you did not get from the school itself should be treated as an estimate.
What a foreign buyer actually pays
Johor's floor for foreign buyers is RM1 million, and listings around Medini tend to hint at a way under it. What they drop is that nobody has produced a document naming a specific unit.
Here is the part they leave out.
Johor charges foreign purchasers a state consent fee. Under the Johor Land Rules amendment in force from 1 April 2026, a serviced apartment permitted to be sold below RM1,000,000 carries a minimum consent fee of RM50,000 per title, plus RM2,000 to lodge the application and a further fee, set by price, to register the transfer itself. Foreign buyers also pay stamp duty at 8 per cent.

Budget for it before anything else.
One thing follows from how that fee is built. The RM50,000 is a floor, not a percentage, and across this project's price range the floor always binds. You pay the same RM50,000 on a 463 sq ft one-bedroom as on this three-bedroom. So if you are choosing between the two-bedroom and the three-bedroom, the gap after government cost is narrower than the sticker prices suggest: RM75,000 to RM80,000 more in price, but only RM6,000 to RM6,400 more in duty.
That is not a reason to buy bigger than you need. It is a reason to run the sum on both before you decide.
Handover is 2027 to 2028, and for a family that may be the point

If you are buying to let, that wait is a cost. If you are buying because a child starts school here, it is a runway. Put your own dates against those three and see whether they line up.

The land is held on a 99-year lease over the parcel, running from 28 December 2015. No current official source reviewed for this site confirms a general right or programme to convert Medini private leases into freehold, and the developer documents reviewed do not identify the registered proprietor of the underlying title. Ask the developer for written, property-specific confirmation and have your own lawyer read it.
