One title, two front doors

A dual key is a single strata title with two lockable entrances. You buy one property, pay one set of fees, and hold one document. What changes is that the inside is divided so two households need not cross.

On the Type C1 drawing the split is uneven, and the shape of it decides who this layout suits. The main home holds Bedroom 1 and Bedroom 2, their two bathrooms, the living and dining space, the kitchen, the yard and the balcony. The second front door opens into a foyer of its own, and off that foyer sit Bedroom 3 and Bath 3.

So the second side is a bedroom with its own bathroom and its own entrance. Two things it is not. It is not a studio: there is no kitchen behind that door and no balcony, and the drawing shows one of each in the whole home. And the bathroom is not inside the bedroom, the way an ensuite would be. Bedroom 3 and Bath 3 each open off the foyer.

There is one more door worth knowing about. The foyer also connects back into the dining area, which is what makes the layout flexible rather than fixed. Closed, the two sides work as separate households. Left open, it is simply one home with a large third bedroom and a third bathroom at the far end. The drawing shows the door but not its ironmongery, so ask whether it locks and which side holds the key before you plan around letting that room.

That is worth being exact about, because a dual key is often described as two apartments. This one is one apartment, one title, one maintenance bill, one kitchen, and two doors.

Two limits follow from that, and both are easier to hear now than after signing. One title means one exit: you cannot sell the second room and keep the main home, because there is nothing to sell separately. And a bedroom with no kitchen lets differently from a studio. It suits a lodger, a long-staying relative or a guest. Someone who wants to cook for themselves will want a kitchenette that this layout does not have.

Who takes the second door

Three uses come up, and they want different things from the same floor plan.

A parent or an adult child staying long-term is the one the drawing suits best. Same roof, same address, own front door and own bathroom, and the kitchen shared on purpose rather than by accident. That is the arrangement that makes multi-generational living survive the first year.

Letting the room is the one people picture first, and it is the one to think hardest about. With no kitchen behind that door it is a room let to a lodger, not a self-contained flat let to a tenant. That is a different market, a different rent and different rules.

The third is the least discussed and may be the most common: nobody takes the second door at all. Bedroom 3 becomes the guest room that does not eat into the family's own space, or the study with a door that actually shuts, and the second entrance simply stays locked.

We do not have buyer data for this project, so none of those is presented as the usual choice.

What this page will not tell you

A dual key is usually sold on a rental figure. This page does not carry one, and the reason is worth a paragraph rather than a silence.

The only Medini letting data this site has is RoomGuru's own, and that benchmark is five two-bedroom homes. A two-bedroom benchmark cannot describe one bedroom let behind a second door. Applying it anyway would produce a number that looks researched and is not, on the page where the reader is least able to check it.

No second source has been located that publishes dual-key letting figures for Medini specifically. Where a figure cannot be sourced, this site records that rather than estimating.

What we can do is show you the real thing. Ask in chat and we will talk through what letting actually costs to run here, which is the half of the arithmetic a yield figure leaves out.

Prices are from the current list: Type C from RM512,000, Type C1 at RM610,000. Neither row says how many of either remains, on purpose. Stock moves faster than a page can, and a count reads as pressure whether or not it is meant that way. Ask in chat what is available today.

The honest way to choose between them is to decide whether you will use the second door.

If the answer is a firm yes, or if a third bathroom settles a five-person household's school mornings, the extra buys something you will use daily.

If the answer is that you might let it one day, Type C is the cheaper home and the one to take. A door you do not open is 119 square feet you paid for and a bathroom you clean.

What a foreign buyer actually pays

Johor charges foreign purchasers a state consent fee on top of the price. Under the Johor Land Rules amendment in force from 1 April 2026, a serviced apartment permitted to be sold below RM1,000,000 carries a minimum consent fee of RM50,000 per title, plus RM2,000 to lodge the application and a further fee, set by price, to register the transfer. Foreign buyers also pay stamp duty at 8 per cent.

Two things follow from how those fees are built, and they pull in opposite directions.

The RM50,000 consent fee is a floor, not a percentage, and across this project's price range the floor always binds. You pay the same RM50,000 on a 463 sq ft one-bedroom as on this dual key. That makes the government's share fall as the home gets larger: it is 20.3 per cent of price on Type B, 18.6 per cent on Type C, and 17.0 per cent here. The cheapest home carries the heaviest proportional charge.

Pulling the other way, the transfer registration fee is banded by price, and RM610,000 sits in the band above Type C. Type C pays RM2,500 because it is under RM600,000; Type C1 pays RM3,000 because it is over.

So the extra government cost of stepping up from Type C to Type C1 is RM8,340: RM7,840 of stamp duty on the RM98,000 price difference, plus RM500 where the registration fee crosses a band edge. The consent fee and the application are identical on both.

That is not an argument for buying the larger one. It is the sum most people get wrong in both directions at once, assuming every fee scales with price when the largest one does not scale at all and a smaller one jumps in steps.

Those are three different parties measuring from three different starting points, so treat the span, not any one date, as the answer.

If the second door is meant to earn from day one, that wait is the first thing to put in the sum. Nothing is let before handover.

Maintenance is estimated at RM0.32 per sq ft a month plus a sinking fund of ten per cent of that. Those follow the developer's published rate; the final figure is set by the management body once it forms.

One bill, not two. The second door does not create a second maintenance account, which is one of the few places a dual key is straightforwardly cheaper than owning two units.

The land is held on a 99-year lease over the parcel, running from 28 December 2015. No current official source reviewed for this site confirms a general right or programme to convert Medini private leases into freehold, and the developer documents reviewed do not identify the registered proprietor of the underlying title. Ask the developer for written, property-specific confirmation and have your own lawyer read it.

A dual-key apartment is one strata title with two lockable front doors. Inside, it is divided so that the owner can occupy one part and let or lend the other without the two households crossing. The owner holds a single title and pays a single maintenance bill. How self-contained the second side is varies by layout: some include a kitchenette, and many, including Type C1 at Bodaiju Residences, do not.

RM98,000 more. Type C1 at 1,012 sq ft is RM610,000 and Type C at 893 sq ft starts at RM512,000. Because Johor's RM50,000 state consent fee for foreign buyers is a minimum rather than a percentage, it is identical on both layouts, the additional government cost of the larger home is RM8,340: RM7,840 of stamp duty on the RM98,000 difference, plus RM500 because RM610,000 crosses into the next transfer registration band.

No. The developer's Type C1 drawing shows one kitchen in the home, on the main side, along with the yard and the only balcony. Behind the second front door there is a foyer, with Bedroom 3 and Bath 3 opening off it. So the second side is a bedroom with its own bathroom and entrance rather than a self-contained studio, which suits a relative or a lodger more than a tenant who wants to cook.

( 7 )What rental income does a dual-key apartment in Medini earn?

Bodaiju Residences does not publish a rental figure for Type C1. The only Medini letting data held by this site is a benchmark of five two-bedroom homes, which cannot describe one bedroom let behind a second door, and no second source publishing dual-key letting figures for Medini has been located. Any figure quoted for this layout elsewhere did not come from the developer or from this site.

( 8 )What is the monthly maintenance fee for a 1,012 sq ft unit at Bodaiju?

About RM356 a month. The developer's published rate is RM0.32 per square foot a month plus a sinking fund of ten per cent of the maintenance fee, which on 1,012 sq ft comes to roughly RM356. A dual key carries one maintenance account, not two. The final figure is set by the management body once it is formed.

Johor's floor for foreign buyers is RM1 million, and whether a particular unit sits below it is a question for the developer's solicitor, answered in writing before you commit. On top of the price a foreign buyer pays a state consent fee with a RM50,000 minimum for a serviced apartment sold below RM1,000,000, RM2,000 to lodge the application, RM3,000 to register the transfer at this price band, and stamp duty at 8 per cent. On RM610,000 that is RM103,800 in total, about 17 per cent. The schedule is published by PTG Johor at ptj.johor.gov.my.

( 10 )When could the second key at Bodaiju Type C1 start earning?

Not before handover, which is 2027 to 2028. MGB Berhad, the listed main contractor, targets the first phase for November 2027; the developer's sales kit gives Tower A as 24 months from the date of the Sale and Purchase Agreement; and the statutory estimate on the KPKT advertising permit is August 2028. Nothing is let before the keys are handed over, so that wait belongs in the sum from the start. Bodaiju Residences publishes no rental figure for Type C1, and the room behind the second door has no kitchen, which affects who it can be let to.
