The smallest home left in Tower A

Everything on this page describes Tower A, which is the phase being sold. Tower B pricing is not confirmed, so it is left out rather than guessed at.

Type A, the 463 sq ft one-bedroom, is no longer offered in this phase, which makes Type B the smallest home you can buy in Tower A and the one that sets the entry price.

The developer's sales kit puts fifty Type A units across both towers, so the balance sits in Tower B and is not part of this release.

Type B runs from the eighth floor to the thirty-second, and not below it, so if a low floor was the plan this layout cannot give you one.

Comparing the cheapest unit of each layout on the same floor, the gap is usually RM80,000 and sometimes RM75,000. On the eighth floor specifically it is RM80,000 against a pool-facing Type C and RM85,000 against a city-facing one.

The two layouts carry the same number of bathrooms. What the extra RM75,000 to RM80,000 buys is a third bedroom, 140 sq ft, and a second parking bay.

Whether that is worth it depends entirely on what the third room would be used for, which is not something this page can tell you.

What the plan gives you

Two bedrooms, two bathrooms, a living and dining space open to the kitchen, a foyer, a yard off the kitchen with the air-conditioner ledge beyond it, and a balcony off the living area.

The second bathroom is the part worth noting. Type B carries two, the same number as Type C does across 893 sq ft, so the extra 140 sq ft in the larger home buys a bedroom rather than a bathroom.

We have no buyer data to tell you who chooses this layout and why, so this page does not guess at it.

One parking bay, not two. For a couple with two cars that is the constraint that decides this, and it does not change with the floor or the price. Type C is the layout with two bays, or one tandem bay holding two cars nose to tail.

Type B sits in four stacks. Stack 06 faces the city to the south east. Stacks 10, 11 and 13 face the pool, north west and south west.

On list prices the pool-facing stacks run RM5,000 below the city-facing one on the same floor. Some units on the sheet carry a lower, non-round price, so the gap does not hold on every line.

The cheapest two-bedroom in Tower A is a pool-facing unit on the eighth floor at RM440,000.

Direction and outlook come from the developer's own stacking plan. Which specific unit is still free changes week to week, so ask for today's list rather than working from this page.

What a foreign buyer actually pays

Johor's floor for foreign buyers is RM1 million, and listings around Medini tend to hint at a way under it. What they drop is that nobody has produced a document naming a specific unit.

Here is the part they leave out, and on this layout it bites hardest.

Johor charges foreign purchasers a state consent fee. Under the Johor Land Rules amendment in force from 1 April 2026, a serviced apartment permitted to be sold below RM1,000,000 carries a consent fee of RM50,000 per title, plus RM2,000 to lodge the application and a further fee, set by price, to register the transfer itself. Foreign buyers also pay stamp duty at 8 per cent.

Budget for it before anything else.

The RM50,000 is a flat figure, not a percentage, so it lands identically on every Tower A unit, all of which are priced well below the RM1,000,000 line the carve-out depends on. That makes it heaviest on the cheapest home: it is 20.3 per cent of the price on this two-bedroom against 18.6 per cent on the three-bedroom. Buying smaller saves you money in ringgit and costs you a little in share.

This is the arithmetic, not an argument for buying bigger. Run it on both and see which answer you actually want.

Two items sit outside the land office schedule and were missing from our own cost pages until now: your solicitor's fee for making the consent application, priced at RM500 in this band under the Solicitors' Remuneration Order 2023 Sixth Schedule item (f), and RM100 for the section 160 notice of transfer to the local council.

Those are three different parties measuring from three different starting points, so treat the span, not any one date, as the answer.

Plan around a 2027 to 2028 handover.

If you are buying to let, that wait is a cost. If you are buying to live in it later, it is a runway. Put your own dates against those three and see whether they line up.

Maintenance is estimated at RM0.32 per sq ft a month plus a sinking fund of ten per cent of that. Both figures are in the developer's sales kit dated 13 January 2026, and its project details page lists no other recurring charge. The final figure is set by the management body once it forms, and the binding document is your sale and purchase agreement rather than a sales kit, so ask whether any estate or community charge applies to your unit before you sign.

There is also a yearly assessment from Majlis Bandaraya Iskandar Puteri. Its published rate for a Servis Apartment is 0.18 per cent, charged on a value MBIP works out itself, and billed in two halves due 1 January to 28 February and 1 July to 31 August. No bill exists for a building still under construction, so we cannot give you a ringgit figure for this unit.

The land is held on a 99-year lease over the parcel, running from 28 December 2015. No current official source reviewed for this site confirms a general right or programme to convert Medini private leases into freehold, and the developer documents reviewed do not identify the registered proprietor of the underlying title. Ask the developer for written, property-specific confirmation and have your own lawyer read it.

Developer Creed Property Malaysia Sdn. Bhd., a subsidiary of Creed Group, founded in Tokyo in 1996. Main contractor MGB Berhad, listed on Bursa Malaysia. The group has delivered under this name before: Bodaiju Residences Phnom Penh, 928 homes, handed over in January 2020.
